Sump pumps are an essential part of a Type C cavity drained membrane system and are used to protect basements and below ground spaces from water damage, by pumping it away from the premises. It offers high levels of protection from water ingress and flooding, keeping stored goods, belongings and decorative features of your below ground space protected.
When installed correctly they offer out of sight protection, built into the floor slab and hidden under a hatch, continuously protecting your basement from any water ingress.
Sump pumps come in various sizes and correctly configuring a system to the requirements of your basement may be difficult, a Rentokil Property Care CSSW qualified surveyor will be able to help and provide you with advice and recommendations.
A sump and pump system is an integral part of a Type C water management system. The sump is built into the floor slab and will collect water that seeps through into the drainage channels around the perimeter of the basement. It essentially is a large plastic container used to collect any water in the system. Pumps are housed within the sump which are used to discharge the water away from the premises. They are designed to deal with large amounts of water, and can even deal with flooding.
Sump pumps will usually contain more than one pump in order to provide extra levels of protection, while high water alarms and battery back ups are used to ensure continuous protection even if properties are faced with power cuts. Modern alarms have the ability to be monitored remotely for added peace of mind.
Type C waterproofing manages water ingress by using air voids created by the studs in membranes applied to walls and floors. This depressurises the water causing it to flow into cavity drainage channels around the perimeter of the basement. These will lead to strategically placed sump pumps which can then activate and remove the water collected in the sump.
It is regarded as a failsafe because it allows for moisture ingress to be controlled, and these systems can be designed with multiple drainage channels, sump pumps and additional levels of protection. This makes them incredibly versatile and customisable for all types of projects.
Rentokil Property Care can design a waterproofing system incorporating sump pumps to meet British Standards 8102 guidelines by combining a Type C waterproofing with another form of waterproofing where risks require. You should always consult a CSSW qualified surveyor when designing a waterproofing system with the end goal of habitable living. Mistakes during the design or installation process can lead to a system failure, and ultimately costly repairs.
A thorough waterproofing survey should always be carried out when you’re considering a basement conversion, or any waterproofing work to a below ground structure. The CSSW qualified surveyor will provide you with a detailed survey report outlining their findings, along with advice and solutions to keep your premises dry.

A CSSW qualified surveyor will provide you with a survey report outlining their findings, the type of waterproofing required to maintain a habitable space and details on the size and specification of the sump pump.
The first step is to excavate a sump pit in a suitable position. This can be built during the installation of a new floor slab, or more commonly cut out of the existing floor slab. Drainage channels will need to be installed to direct water into the newly installed sump pump. Inside the sump there are usually two pumps with floats set at differing levels, with one acting as a back up. There will be a further float used to activate the high water level alarm.
Typically there are two connections into a sump chamber from the drainage channel around the perimeter of the basement.
The sump chamber is built into the floor slab of the basement, at a suitable location.
The sump chamber contains a primary pump, a back up pump and a float to activate the high level alarm.
As part of a system designed to BS 8102, it is important to provide adequate levels of protection for the system. Where a cavity drain membrane system is used, alarms and battery back ups should be used alongside a maintenance schedule outlining the requirements to the end user.
Battery backups provide a continuous power supply if the property faces a power cut or power supply failure. The battery will activate automatically and provide power for the pump. Once the power returns the battery will recharge automatically.
This system means that regardless of a black out or power failure your basement is protected from flood water and moisture ingress, even during periods of stormy weather and heavy rain. Different sized battery backup systems are available dependent on client risk and provide varying lengths of time of backup.
A high water alarm provides another level of protection for below ground spaces. It will provide a warning if there is a problem with the system, or if the water in the sump chamber rises above a set point. These systems can be connected to wifi
It not only provides an alarm to give an early warning that there may be a problem if water in the sump chamber rises above a pre-set point, but can additionally be an active pump monitoring system when connected to WIFI.
All our pump installations come with a high water level Alarm and monitoring System, which is capable of delivering real-time monitoring and notification services. This is designed to put property owners in control, on any digital device, anywhere, at any time. A pump monitoring app can be used to send time sensitive notifications to me sent to homeowners, property owners, facilities managers or keyholders in real time.
